This allows our agents to advise our clients selling and buying property, of trends that we may see in the market and give them the advantage of acting ahead of the market and not just reacting to it. This first graph shows both property listings and property sales for 2008 and 2009 overlaid. Patterns in the property Listing volumes are easily apparent and very similar for both years. The closed sales of properties also share general similarities for both years. Clearly we are able to see that the number of listings brought into the market are much higher than the number of properties sold, a little over three to one. The importance of pricing your property correctly and having it in the best condition possibly becomes critical in this type of highly competitive Real Estate Market.
The next two graphs are simply closed properties and sold properties in their perspective years. Again this is data for the local Walker, Hackensack, and Longville area Real Estate Markets. Here it is easier to see the slight differences that occurred between the two years. Sales for 2009 began slower at the beginning of the year and trailed overall volume for 2008 all though sales volumes did remain slightly higher than 2008 in the last few months of 2009. It is difficult to see, but the volume of new listings was down just a bit from 2008 to 2009.



This last chart of the average price of properties sold in the Walker, Hackensack, and Longville area by month shows us that prices in 2009 overall were slightly lower than 2008 and at the end of the year the average was trending down, where 2008 was trending up.

This data does not represent market or price trends for specific types of properties such as lake homes, hunting land, or country homes.
